Compliance Concerns to a Smooth Sale Client Testimonial: Septic Tank Replacement in Betley
We were recently contacted by Mr Hammond from Hampshire regarding his parents' property in Betley, near Crewe, the house was ready to go on the market however a drainage compliance issue needed resolving before it could be placed for sale.
We provided a homeowners drainage survey which revealed several Environment Agency compliance concerns that would need addressing before the sale could proceed smoothly:
The Issues
The septic tank was shared between two properties
Discharge was going directly to a watercourse
Surface water and foul drainage weren't properly segregated
The Solution
We provided a comprehensive quotation covering everything needed to bring the system into full compliance.
The original septic tank was decommissioned and replaced with a Marsh Ensign PE12 Ultra sewage treatment plant sized according to British Water standards for the property's actual daily flow of 1.8 m³ (well below the 5 m³/day threshold requiring consent to discharge).
Surface water from both properties was redirected to a designated soakaway, properly segregating it from the foul drainage. The new treatment plant's inlet and outlet were connected to the existing drains, and the installation was completed with Cheshire East building regulations compliance secured.
With full compliance achieved, Mr Hammond was able to place the property on the market with local estate agents Cheshire Lamonts ready for a smooth sale with complete confidence and all relevant documentation in the drainage system.
Mr Hammond was kind enough to share his experience:
"We recently had our parents' septic tank replaced by Richard Griffiths and his team headed up by Steve, and the service was outstanding. Their approach was thorough and considerate, with clear explanations at every step of the process. Despite anticipating disruption to the garden with a project such as this, the reinstatement was completed to a very high standard and the impact was minimal. The team treated the property with great respect and delivered excellent workmanship throughout. We would highly recommend LP Griffiths without hesitation."
