We were contacted 30th October 2023 by a property resident who had purchased a rural property spring 2022, house flooded, sewage from septic tank and surface water.Site visit / inspection confirm adjacent brook level risen, discharge from septic tank re entered property. Asked client if they had an home owners drainage survey completed prior to purchase of property - answer yes, search completed by solicitor / United Utilites, confirming in writing that the property was connected to a combined foul / surface water public sewer !!!!!!!

We completed a drainage survey on Tuesday 31st, confirming surface / foul water combined, entering a septic tank which discharges to a water course. NONE COMPLIANCE WITH ENVIRONMENT AGENCY BINDING RULES, property should not have been sold until upgrade completed.

Upgrade taking place, clients solicitor reclaiming - upgrade cost ; contribution expenses to flooding, plus negligence .
