Following an introduction from an Estate agent, we were requested to complete a drainage survey to determine if the property adhered to the Environment Agency binding rules. Solicitors searches showed the property was served by a septic tank, which discharged into a drainage field located within the rear lawn area.
The survey was completed, results indicated a surface water drain entering the foul system, the septic tank discharge entered a drainage field, dye tracing confirmed that there was no discharge to the culvert / stream located at the boundary of the property.
Within the property purchase process, it was decided that our survey was not to the requirements of the purchaser, and a National company were instructed to complete a second drainage survey. The survey was completed, the septic tank was desludge, the surface / foul drains survey completed. The report noted, a surface water drain discharging into the septic tank, a photograph of the septic tank discharge pipe into the water course !
Following discussions with the property owner, we were informed that the septic tank had been emptied, prior to the drainage survey being completed, no dye tracing of the septic tank discharge was completed, the only dye trace was the surface water drainage which entered an empty septic tank ! As we were confident with our findings, we revisited the property, informed the owner that the discharge pipe photographed was the next door neighbours outfall, which was related to the national survey company, who agreed and removed the information from the report. !!!!!!!!!
The property sale was completed 5th February 2021 and new system to be installed March 2021
